Here's something a little uncomfortable, and true for most homeowners I talk to: the number you carry in your head for what your home is worth is almost certainly a guess. And it's usually out of date — sometimes by a little, often by a lot.
I don't say that as a criticism. I say it because that guess quietly shapes some of the biggest decisions of your life, and most people have never stopped to notice how shaky its foundation actually is.
Where the guess comes from
Think about where your number really originates. For a lot of Cape Coral homeowners, it's one of a few things.
Maybe it's anchored to what a neighbor got when they sold — except that sale might have been in 2022, near the very top of the market, in a completely different set of conditions than today's. Maybe it's a figure a website flashed at you once, an automated estimate that has never seen inside your home, doesn't know about your updates or your water access or your roof, and is built from averages rather than your specific street. Or maybe it's simply anchored to what you paid, plus a vague sense that "things have gone up since then."
None of those is what your home would actually sell for in today's market. And in a market that has shifted as much as ours has over the last two years — up hard, then cooling and rebalancing — the gap between the guess and the reality can be substantial, in either direction. Some homeowners are sitting on more equity than they realize. Others are anchored to a peak number the market has since moved past. Both are planning off a figure that isn't real.
Why this number matters more than almost any other
For most families, the home is the single largest piece of the entire net worth. Larger than the retirement account. Larger than any pension or investment. It is, for a lot of people, the biggest financial asset they will ever own — and it's the foundation the whole next chapter gets built on.
Consider how many major decisions rest on it. How comfortably you can fund retirement. Whether you can help an adult child with a down payment, or a grandchild with school. Whether it makes sense to stay put for another decade, or whether a move — closer to family, into something that fits this season of life better — actually pencils out. Whether now is a smart time to act or a smart time to wait. Every one of those decisions depends on knowing what your home is truly worth. And most people are making them, or postponing them, based on a number they're only guessing at.
Put it this way: you would never guess at your retirement account balance and then plan your future around the guess. You'd log in and look. Your home equity deserves exactly that same treatment — and unlike the market itself, which nobody can predict, your home's current value is knowable. You can simply find out.
Finding out is not the same as selling
Here's where a lot of homeowners hesitate, and I want to take the pressure off it entirely. Finding out what your home is worth is not a commitment to sell. It's not the first step onto a conveyor belt that ends with a sign in your yard.

What I've seen again and again is how much this settle people. The vague anxiety a lot of homeowners carry about "the house" — is it the right time, are we sitting on something we should act on, are we going to get caught flat-footed — tends to come from not knowing. Replace the guess with a real figure and a clear sense of your options, and the anxiety has nothing to feed on. You can make good decisions, or make no decision at all, from a place of actually knowing.
So if the number you've been carrying is really a guess — and for most people it is — consider trading it for the real one.
