There are two versions of the Cape Coral market circulating right now, and they don't agree.
One comes from national aggregators. It describes a buyer's market with something like 85 days on market and inventory climbing. The other comes from our own MLS, which is where I get my numbers, and it describes something considerably healthier.
Here's August 2026, single-family, Cape Coral. I'd rather you see the whole board than the two figures that flatter my argument.
What the local data actually shows
Median sale price: $390,000. Up 6.1% from August of last year. Down 2.3% from July.
Median days on market: 46. Down 25.4% year over year — last August it was closer to 62. Down 14.2% from July.
Sellers received 97.2% of list price, which is up slightly from a year ago and essentially flat from July.
Median sold price per square foot: $225, up 2.7% year over year.
Active inventory: 2,148 homes. Down 21.1% from last August.
New listings: 672. Up 22.4% year over year and up 10% from July.
Months of supply: 5.0. Down 19.1% from a year ago, but up 12.8% from July.
Closed sales: 430, down 2.5% year over year and 15.7% from July.
What that adds up to
Start with the year-over-year picture, because that's the one most sellers have wrong. Homes are selling meaningfully faster than they were a year ago — a median of 46 days against roughly 62. Sellers are getting more of their asking price. Prices are up 6%. And there are about 570 fewer homes competing for buyers than there were last August.
None of that resembles the market a lot of Cape Coral homeowners believe they're sitting in. If you've been telling yourself you missed your window, the data does not support that.
Now the other half, because a market update that only shows you the good columns isn't worth reading.
The month-over-month direction has softened. The median price came down 2.3% from July. Months of supply moved up 12.8%. Closed sales fell almost 16%, which is partly the normal summer trough and partly real. And the number I'd pay the most attention to if I owned a home here: new listings are up 22.4% over last year and up 10% from July.
That last figure is the whole strategic story. Inventory is low right now because a year of slow listing activity drained it — but sellers are coming back, and they're coming back faster than they did last year. Every one of those 672 new listings is a competitor. Season is when that stack gets tallest.
The honest read for a seller
You are, at this moment, in a better competitive position than you'll likely be in January.
That's not a scare tactic and it isn't a prediction — I don't make those. It's what the arithmetic says when inventory is down 21% year over year while new listings are up 22%. Those two lines are moving toward each other. Which means the advantage of having fewer homes to compete with is a thing you have today and may not have in four months.
Meanwhile 46 days and 97.2% of list tell you something important about how buyers are behaving when they find the right house: they're not dragging their feet, and they're not lowballing the homes that are priced and presented properly. The homes that sit are, overwhelmingly, the ones priced against what neighbors are asking rather than what buyers have actually paid.
One caution about all of these numbers
Every figure above is a citywide median, and Cape Coral is not one market. A Gulf-access home in the southeast quadrant and a dry-lot home in 33991 are two different conversations with two different buyer pools, two different insurance pictures, and two different pricing realities. The citywide median is useful for direction. It is close to useless for pricing your specific home.
So use this the way I'd want you to: as evidence that the story you've been told about this market is probably more pessimistic than the truth, and as a reason to get your actual numbers rather than the city's.
